As a backbone and pilot industries that lead macroeconomic coordination development and promote urbanization,the real estate has experienced rapid development to the state of big ups and downs.Since 2013,a series of real estate regulation policy has been enacted that gradually cool the "overheating" of the real estate market,tight the capital chain of high investment,high risk of real estate and part of the enterprise's financial condition deteriorated sharply,the financial crisis may break out at any moment.Level of financial risks of real estate industry also is closely related with the changes in the national policy,industry environment,national policy changes in the environment and industry linkage various financial elements of the enterprise,causing the financial situation fluctuations lead to financial risk.How managers should comply with the change of macro environment to adjust business strategy,how to predict financial risk in the process of operation early and take timely measures is particularly important.Financial risk early warning model can help enterprises to judge from the perspective of quantitative degree of the change of the financial risk,help enterprises to accurately predict financial risk factors,reduce the possibility of financial crisis,and promote enterprise long-term and healthy development.Research status at home and abroad were reviewed in this paper,on the basis of relevant theories and methods of BL,it clarify the financial risk management,introduced the present situation and problems of the financial risk of the real estate enterprises,analyzes the factors affecting the development of real estate enterprises in BL,and use EMS model to simulate the BL enterprise risk rating.Traditional enterprise finance early warning methods scoring model based on the data of manufacturing industries,has certain limitation and the one-sidedness,it's more suitable for manufacturing industry.The EMS early warning model is selected to apply to the real estate enterprise in this article.First of all,it assess the EMS warning model,then selects BL calculation and analysis on the enterprise's financial data,determine the financial risk of the enterprise level,according to the financial risk of the enterprise problem,put forward the corresponding measures of financial risk,help BL enterprises to guard against financial risks.Main research content of this article is divided into three parts:The first part is the theoretical basis of this article.Starting from the realistic background of real estate enterprises,then raises research meaning and research purpose of this article,and then the related literature at home and abroad were reviewed,and expounded the studies in the related theory,including financial risk management theory,EMS early warning model theory,providing the necessary theoretical basis for the following BL local enterprise financial risk analysis.The second part,is a summary of present situation of BL real estate financial risks.First of all introduces the BL real estate enterprise general situation,and expounds the BL the necessity of real estate enterprise financial risk management.Then according to the common problems existing in the real estate industry and BL combining the actual situation of enterprises,put forward the BL possible existence of enterprise financial risk,and the specific situation of each risk.The third part is the empirical part of this paper studies.Using EMS early warning model,firstly,test the applicability of EMS model,and then EMS early warning model will be applied to real estate enterprises in BL,judge the BL enterprise financial risk level,calculate the enterprise's financial indicators,accurately judge the enterprise financial risk,finally based on the specific financial risk,and improvement measures are proposed for BL enterprises,help enterprises to healthy and long-term development.At present,the EMS early warning model can only assess the financial risk level of the enterprise,but can not accurately judge the specific enterprise financial risk,so EMS early warning models lack a certain practicality.In this paper,through collecting BL real estate enterprise's financial data,to collate and calculate enterprise's financial data,get the financial indicators,use financial indicators analysis into to the EMS early warning model,further expanding the richness of EMS model,perfect the EMS model,thus make the EMS early warning model more practical,more accurate with the judge of the BL enterprise determine risks.This article not only evaluation the BL level of real estate enterprise financial risk,looking for root cause,and put forward the use of broadening the scope of business,looking for new profit point to help upstream and downstream enterprises to reduce financial risk,so that the managers of enterprises can be clear,detailed understanding of the financial risk of the enterprise,can help the enterprise financial risk management more effective.
