The trust industry,as an important part of China's financial sector,is involving the aspects of capital,currency,and industry market,and plays an important role in the macroeconomic of China.Real estate trust is the main business of the trust industry type,which plays a crucial role in the process of real estate development.Thus,researches on the risk management of trust company in real estate industry have necessary theoretical value and practical significance.Real estate trusts are one of the most important sources of financing for real estate.The sustainable development of real estate trust industry plays a huge role in promoting the construction of China's economic development and people's livelihood.China's trust industry,since its birth,has been in a subsidiary position of the banking,securities,insurance and other financial industries for a long time.Along with the national 4 trillion investment since 2008,the golden period of rapid development of real estate emerges.At the same time,because the trust industry has the natural property of supporting real estate financing,it ushered in the blowout development.In the background of the rapid development of the trust industry,the governance model of trust companies and the changes of the external economic environment test its management and the level of wind control.The current risk management mechanism of trust practice is relatively complex.According to the existing risk control and management measures,there is an urgent need to optimize the risk management mechanism of real estate trust and establish a more comprehensive and effective risk management mechanism.The core competence of the trust company is risk management.So,the establishment of risk management system to prevent the spread of risk to other financial areas and ensure the continuous and stable operation of the financial system.At present,non-standardized risk management mechanism is the main method used in the operation of trust business.Different trust products correspond to different trading models and wind control measures.However,when project risk occurs,it is difficult to manage risk.Therefore,it is urgent to construct a more comprehensive and effective risk management mechanism.First,this paper expounds the significance and background of the real estate trust and introduces the basic concept and development of the real estate trust.Then,from the basic situation of Ping An Trust Company and the development of real estate business,this paper uses analytic hierarchy process and other evaluation methods to analyze the risk factors of real estate trust industry and learn from other trust models for how to prevent and dissolve real estate trust risks.At last,according to the risk in the real estate business of Ping An Trust,this paper puts forward the optimization countermeasures of the real estate trust risk management mechanism from the aspects of strengthening the internal control of Ping An Trust's risk,strengthening the management level of the trust company,strengthening the external supervision of risk and establishing the risk dissolution and buffering mechanism.
