China real estate industry has been developed more than 20 years.Now the market is focus on the first and second tier city,the third and forth tier city with large stock but little dealing volume,it will takes about 4-5 years to digest these stock completely.It was decided at the third plenary session of the eighteen that the market will play a decisive role in allocating resources.In fact,it also shows that the supply-side reform will not be artificially created demand,but let it open the market so that the market to activate and create demands.The Z project is invested by MR Real Estate Co.,Ltd which cursor on the middle and high grade residential quarters.The beginning of the design is for the rigid demand of wedding house.But with the saturation of market demand and people attitude to the real estate market,the initial marketing strategy has been unable to adapt to the market demand changing.With the aging trend in our country,pension real estate has become a new market demand.It will become an excellent transition point of traditional commercial real estate.This thesis combining theory with practice,introduces the background of MR Real estate Co.,Ltd,the research status of real estate marketing theory both domestic and abroad,using the marketing theory of 4P ? 4C and SWOT analysis tool,and diagnosis the marketing strategy of MR Real Estate Co.,Ltd,analysis the reason of large inventory and marketing demand;Combined with the market demand character of China pension,proposed the program of pension real estate transformation,and offer the optimization suggestions of MR Real Estate Co.,Ltd.This report study on the marketing strategy existing problems of MR Real Estate CO.,Ltd in Z project,applied the marketing theory of product,price,place,promotion on the every marketing points,improve the traditional marketing model which mainly on sales,and achieve product diversification,reasonable pricing,channel and promotion model diversification,these will meet consumer demand better,adapt to the market situation,improve the enterprises economic efficiency,promote the long term healthy development of the real estate industry.
