As an important issue of people's livelihood,housing has been a social concern,the real estate industry has become increasingly mature residential housing has also had a significant impact.The current high housing prices lead to public opinion,especially housing vulnerable groups of housing rights is difficult to protect,how to effectively solve the housing problems of low-income groups,will undoubtedly become the core of attention.Public rental housing has become the ideal choice of low-income groups,but the practice of public rental housing rental standards confusion,access and exit mechanism behind,to a certain extent,restricted the housing security system.Based on the status quo of Datong's public rental housing pricing and its existing problems,this paper focuses on the family situation of housing vulnerable groups,the construction cost of public rental housing and the development status of Datong's real estate market.Designed to provide a complete,reasonable and effective pricing system for Datong.Based on the pricing theory and policy of public rental housing,this paper,with reference to the experience of pricing in typical areas at home and abroad,combined with the three commonly used pricing methods for comparative analysis,for the current Datong rental housing rental standards And the existing problems,put forward a new rental pricing model.In macro aspect,this paper chooses five indicators related to the rent level in Datong City in the past 16 years,and uses SPSS to analyze the single factor and multiple linear regression respectively,and construct the market rent pricing model in Datong,and through the effective forecast of the market rent level,it can provide inspection standardst for the public rental housing rental.In micro aspect,according to the income of the object,population,housing area and public rental housing location to set the gradient rental standards.Specifically,first of all,according to the object of housing affordability to calculate the basis of rent.Secondly,according to the housing rent,we select a public rental housing plot in the urban area,the southern suburbs and the mining area of Datong City as the points to be interpolated,and select the two rents respectively.And then calculate the location correction coefficient by the reverse distance weighting method.Thirdly,according to the benchmark rent and the location correction coefficient,we can get the rent of the public rental housing,and combine the market rent and the cost rent of the public rental housing to guarantee and continueSexual inspection.Compared with the current pricing situation in Datong,the innovation of this paper is that the pricing model takes into account the three methods of income,market and cost,and adding location correction factors,which are more scientific and rational,systematic,flexible and different.Strong,easy to achieve reasonable access and orderly exit.It is found that the rent standard should be adjusted according to local conditions and reflect the difference of rents.Based on the local economic development,the current situation of residents' families,residential location and government affordability,the rent standard is more favorable for comprehensive use of macro and micro pricing models Sexuality,fairness,motivation,persistence and resilience.
