With the rapid development of the socialist market economy,land evaluation industry has been developing rapidly,thus there is more and more demand for land evaluation,which has become a steelyard for the land market.At present,the commonly used land evaluation method in our country are: market comparison method,standard land price coefficient correction method,income method,cost method,residual method as well as the line price method.Because the assessment principle of the market comparison method is simple and easy to understand,besides,the evaluation process of such method directly reflects the land market situation,this method has so far become the most commonly used method in land evaluation.Therefore,the accuracy of the market comparison method will directly affect the objectivity,rationality and fairness of the land market.This paper describes the basic theory of land evaluation and the principle and process of the traditional market comparison approach as well.The advantages and disadvantages of the traditional market comparison method are also analyzed.The conclusion is that the traditional market comparison approach are too subjective in the selection of comparable cases where there is a strong subjective judgment.In addition,there is a lack of specific criteria for scoring factors,which will lead to the strong subjectivity of the score.The shortcomings of the traditional market comparison approach directly lead to the distortion of land evaluation result,making land evaluation lose rationality,fairness and justness,having certain negative influence on the healthy and sustainable development of market economy.In order to solve these problems,this paper introduces in detail how to improve traditional market comparison method by combining qualitative analysis and quantitative analysis.Namely,the establishment of fuzzy mathematics evaluation model can solve the problem of case selection,the establishment of AHP evaluation model can solve the problem of modifying factors.With the Delphi method,the case of scoring rules can be determined.Finally the actual land evaluation case demonstrates the application of the improved market comparisonapproach and also verifies the feasibility and accuracy of this approach.Hopefully,the market comparison method will plays a more important role in land evaluation,and better serve the land evaluation industry.
