Research Related To Reverse Mortgageon The Application Of Pricing Method And Development In China

At this stage,China is in the stage of aging society,the proportion of the elderly population is also rising.At the same time,patterns of family and provide for the aged are changing.Although the existing social security system in recent years are continuously improved,but in the protection of the scope,there are still some deficiencies.So whether can solve this problem,it is related to the people's happy life,social stability and healthy development.Along with the reform of the housing system and the rapid development of real estate industry,China's urban residents' own housing rate gradually expanded.Housing itself comes with great value as a resident important asset.So it is worth exploring to improve the quality of life by combining housing and financial instrument.Housing reverse mortgage can try to solve this problem effectively.In this article,it chooses three kinds of pricing methods which are recognized in China based on the study of foreign countries and domestic research on the practice of reverse mortgage and the exploration of pricing methods.Then collected the data based on Urumqi,and import into the various types of pricing methods to form three types program,the form of fixed period time,the form of foreclosure and the form of no redemption.To design questionnaire according to the program and do the research and purpose of research.Then study the attitude of Urumqi City residents for housing reverse mortgage loans and influencing factors by using general data analysis and logistic.regression analysis and statistical analysis.Finally analyzing the development prospects and market of housing reverse mortgages,finding out the problems and making suggestions.Finally,based on the above conclusions,some suggestions are provided for the development of reverse mortgage loans based on our country and urumqi.
