For recent years,realty industry has boosted the growth of the national economy,providing significant material guarantee and improving the living conditions and investment environment.The economy of Shenyang can be pulled forwards with its realty industry when industry is being developed well,based on the rule of ancient industrial urban.Realty has become the focused attention again in 2015 convention of NPC&CPPCC again.Several data from NBS has been shown that the status of down indexes is continuing.Encountering the controversy of realty price,the prediction of Shenyang's realty price is in strong demand,on purpose that more competitive abilities can be added on determinations for real estate entrepreneur, more valid plan and control can be made by Shenyang's government,more residents can purchase cheaper houses at reasonable period,and less prices are able to be driven up speculations.Based on overview of research status related to realty prices,customers,entrepreneurs ?governments are analyzed comprehensively by means of math models whose data sources are Liaoning Yearbook and China Yearbook.Shenyang's commercial resident buildings are regarded as the object of study.The index values about real estate prices from 2003 to 2014 are researched by means of dominated combination of multiple regression and BP neural network,as well as assisted fuzzy step means,to judge individual significance of each index and predict realty price's trends.Thus real estate economy will develop smoothly.Firstly formation mechanism of realty prices is consulted.Secondly there are five reasonable indexes:investment value in real estate,savings surplus,GDP,land prices,and completed areas respectively,are selected to predict realty prices in BP neural network method and judge main influence factors quantitatively in multiple regression.Simultaneously there are credit,tax rate,interest rate,policy,psychological expect,property,and international economy respectively,are selected to judge main influence factors qualitatively.The results are displayed that completed areas,savings surplus,government policy,and credit play the most crucial rules in this research.Finally,some innovated and practical suggestions are put forwards combined with Shenyang economic status at present,through of researched crucial factors,on purpose that provide the most valuable guide. Meanwhile the inadequacy should be summarized,to lay foundations for research of simulated topics in the future.
