With the deterioration of the aging population problem, the traditional model of family pension has failed to meet the current needs of the elderly, especially for urban residents. With the support of the government and the sharp rise in demand, insurance agencies, real estate companies wanna build the long-term care, however, it is not optimistic, because most of the current senior house which has been developed and put into operation ignored the old man's actual needs. This paper tries to research on the basis of the theory of planned behavior, consumer demand and consumer willingness to explore the influencing factors of urban residents in senior house, expect to help to endowment the healthy development of the long-term care.In this paper, on the basis of the theory of planned behavior, and combining with perceived value and perceived risk theory, set up the integrated model of the intention of the urban residents to live in the long-term care, use interview method, expert consultation method to design the questionnaire, through the small sample survey data, the data reliability test, and adjust the questionnaire form the final questionnaire, and then launched a formal investigation, then use SPSS 19.0 and AMOS 19.0 to analysis the data by descriptive statistics analysis, reliability analysis, variance analysis, structural equation model analysis, complete the research hypothesis and model test, the main conclusion is: attitude largely influence the behavior intention, directly affect the intention of the urban residents in the home of the retirement, but the behavior attitude is intermediate variable, influences by perceived quality, perceived location, facilities and environment, the influence of the perceived price and perceived risk; subjective norm has a direct influence on behavior intention; perceived behavior control doesn't has a significant influence on behavior intention.
