| Since China’s reform and opening up,the rapid development of our economy and the change of the housing system,lead to a dramatic increase in real estate prices in China,made in low and middle-income residents in our country only rely on their own economic strength to pay such high prices.At present,our country has been established to affordable housing,low-rent housing,public housing,low-cost housing system to solve this problem.In the next few years,our country will also strengthen the construction of low-income housing projects,increase the supply of affordable housing.But at present,the affordable housing projects funds of our country mainly rely on the government investment,bank loans and local government investment and financing platform,the channels of funding sources will not be able to meet the demand of low-income housing projects of large funds.The cracking of affordable housing projects financing predicament,not only can make up the shortfall,alleviate the pressure of the government finance.Under the background,this article introduces the real estate trust funds(REITs)combining government 、 real estate developers and real estate trust company work together to market-oriented operation to solve the ganzhou city low-income housing construction fund raising questions.The Ganzhou city of JiangXi province can’t bear such a huge demand for low-income housing construction funds because The main direction of this research is that solving the problem of Ganzhou municipalgovernment is difficult to meet the funding gap through actively exploring new financing mode to widely introduce private capital,in order to meet the needs of the construction of affordable housing projects in Ganzhou city.First of all,this article has carried on the related theoretical analysis and accurate positioning of the affordable housing characteristics of quasi-public goods,and this article establish the theoretical framework of this study according to analyzing and comparing different financing model memory;Then,it analyse the present development situation、the development target and the development dilemma of the affordable housing in ganzhou;Next,by using the experience of affordable housing financing mode of other advanced countries and regions combining with the actual situation of Ganzhou city affordable housing;Finally,this article builds the specific operation mode and the development path of Ganzhou city affordable housing REITs,in addition,it analyzes the possible factors restricting the development of Ganzhou city indemnificatory housing REITs and obtains the corresponding strategy. |
