In the next decade,China’s real estate industry will complete the transition of incremental market to the stock market,second-hand housing will replace bridal chamber to dominate the market.But the serious information asymmetry of the second-hand housing market let the general public become blind and passive at the time of the election room,because of the lack of the expertise and not understand the overall market performance.Therefore,in order to better decisions,consumers need the help of a real estate agent to have a more accurate grasp to second-hand housing market.Real estate is a typical heterogeneous commodity.Not completely the same two sets of houses in the world.Each house has its own set of unique characteristics,constituting its utility value,and then reflected in its price.The real estate brokers as an important player in the second-hand housing transactions,as well as the characteristics of paid services,their participation in the transaction will affect the price of real estate transactions ultimately.However,there is a substantial research on brokers,including broker management,commissions,and the impact of transaction costs when brokers participation,while specific acts broker quantitative research is very rare,almost blank.Therefore,this article attempts to preliminary explore the role of the real estate agent.When Real estate brokers involved in real estate transactions,the consumer communication throughout the transaction.Real estate agent by language transfer real estate information,is the main mode of real estate agent to communicate with consumers.The purpose of this paper is to from the view of the language of real estate brokers,real estate agent in the transaction process are analyzed.This paper using the theory of hedonic price,with the method of qualitative and quantitative combined,in constructing the analysis model of agent action research and applied to the Chongqing Jiangbei the secondary market,from real estate brokers descriptions of real estate properties,as well as the subjective evaluation of real estate,to analysis the affect of the agent ’s language features for the price of second-hand housing transactions and the impact of trading time.The role of the analysis the real estate agent is analyzed on the basis.From the view of the linguistic features of agent to the role of the agent were studied.Not only we can understand the status quo of second-hand housing transactionshousing information environment and the formation of the price,but also for the participants in the second-hand housing transactions in the future to provide effective reference.In the quantitative analysis,the real estate agent involved in the transaction as a feature introduced to form a new model on housing sales price,the use of "Have a real estate agent" to produce fluctuations in house prices reflect the value and existence of Realtors influence of language characteristics brokers on prices;the same token,the language characteristics into the model house broker marketing time,analyze the impact of the TOM part of the assessment of brokers,then come to the real estate agent in the secondary housing transactions the role played by the process.
