Housing registration system in our country is still at the early and perfect stage,protect the lawful rights and interests of the obligee is the fundamental aim of housing registration and starting point.Housing registration purpose lies in the building of public right,to ensure that the housing transaction security and convenience.So the improvement of the housing registration system plays an important role in maintain the legitimate rights and interests.Liaocheng city real estate development speed is quite amazing in recent years,with liaocheng city housing registration work also has entered the phase of rapid development.As the housing registration authorities of the building property rightregistration center of liaocheng,attaches great importance to establish efficient,standardized housing registration process,improve the housing registration standards,improve the quality of registration and management,become the domestic housing registration demonstration institutions.But compared with some developed countries city,liaocheng city,in the actual housing registration,showed more obvious gap,especially the unified registration departments advanced and practical effect of this model,there are many worthy of our in-depth thinking.Based on the above consideration,this research used the literature review,interview and case analysis method,the building property right management and registration problems and countermeasures are analyzed.Especially the case analysis method was adopted to shandong liaocheng housing property management and registration work as the main case,analyzed a series of problems,causes,and use the real case to.Finally find out the methods and countermeasures to solve the problem.The main structure of this study is divided into six parts:the first part is analyzed the research background and research status,research goal and significance;The second part for housing registration management connotation and theoretical basis are expounded and introduction;The third part introduced our country housing registration management system evolution and practice;The fourth part is to reveal the Shandong province liaocheng city housing registration and management of existing problems and causes,including the registration organ is not unified,registration examination scale inaccurate grasp,system construction lag,lack of the registration personnel identity embarrassment and compensation system,etc.;The fifth part is a guide to foreign real estate property management,summarizes the experience of beneficial to liaocheng city;The sixth part puts forward countermeasures to resolve the problem.The last is the summary of the article and its prospect.
