Research On The Level Of Urban Housing System Measure And Influencing Factors In Jinzhong

Since China’s reform and opening up,with the rapid development of the real estate market,China’s urban residents housing level rise year by year,however,investment boom in the housing market,the phenomenon such as house prices soar,making part of the housing difficulties of low-income difficult groups appeared,therefore,need to implement the housing security system.Since the implementation of housing policy,China’s urban residents housing security level increased year by year,by the end of 2015,China’s per capita urban housing area has reached 33 square meters,and is expected to reach 35 square meters in 2020.But,after the thorough analysis and research,found that housing security policy still exist some problems in its operation process and loopholes,failing to properly solve the housing problems of low-income families in part,influence the overall level of housing in our country.So,this article in Jinzhong city as the research object,to between 2007 and 2015 urban residents housing security level for research.This article first expounds the housing related theory,probes into the measure of urban residents housing security level to build the corresponding index system,index system can be divided into three parts,namely the level of housing supply,the per capita housing security level,housing and the coordination of economic development.About the factors that influence the urban housing security level after the paper studies that can be summarized as four kinds of influence factors,namely,level of economic development,residents’ demand for housing,the housing price and policy.this paper calculates the comprehensive urban residents in Jinzhong city housing level by Entropy method,the weighted average method,and from the longitudinal aspect carries on the comparative analysis;By a linear equation to explore the influence factors and the relationship between the housing security level degree,got each influence factor and Jinzhong city urban residents housing security level,the correlation coefficient between the per capita GDP is influence of high urban residents housing security level is the most important factors.On this basis,this article in view of the high of the gap between urban residents housing security level from Jinzhong city economic development,residents demand,housing policy,etc.,to improve the level of Jinzhong city urban residents housing security countermeasure Suggestions are put forward.
