Condominium ownership of real estate as an institution playing an increasingly important role. In China, due to the large population and relative lack of land resources, commercialization of residential, community-oriented development has been rapid, condominium ownership has become the main form of residential ownership, namely co-owner of a building multiple owners, condominium ownership as an item of property system plays an increasingly important role, but because of China on aspects of condominium ownership laws and regulations are not perfect, because the condominium ownership dispute caused by the growing, mainly concentrated in the construction was the title of co-ownership. Although the co-ownership of the building is a real right of ownership, but it is different from the Right, it has its own characteristics. Firstly, all countries combined legislative and academic doctrine, concepts, content, features and other aspects of co-ownership right to the building carried out in detail, and then the person entitled to the rights and obligations of a total civil liability and damages the interests of others, were analyzed, On the part of the consensus building exclusive distinction has been studied, and finally points out the shortcomings of existing laws and regulations on the ownership of the joint ownership of the building regulations, are closely related to people's lives on the greenbelt, parking garage, roof aspects arising from the platform, aerial layer and other issues were discussed in depth, and for the lack of existing laws and regulations and put forward its own proposals to rationalize.
