With the sustained and healthy development of Luzhou's economy,the pressure of real estate demand is increasing day by day,and the real estate industry is stepping into the fast lane.However,in view of the large amount of funds consumed in real estate development projects,the construction cycle is longer,and the environmental policy sensitivity is stronger.Therefore,it is necessary to carry out scientific analysis and prediction for different real estate projects.In the current real estate market conditions,the cost of each enterprise competition is an important means of competition,and the feasibility of real estate development projects for effective analysis,is the enterprise profit guarantee,directly affect the economic efficiency of enterprises.This paper takes Luzhou Ba mountain cultural and creative industrial park project as the research object,combined with the urban development planning of Luzhou City,Luzhou City,on the macro market,the commercial market,the housing market to fully analyze the conditions,the use of SWOT analysis,established the location advantage,resource advantage,supporting the project and industrial advantages,and its positioning Luzhou Liangjiang New Town Construction Key project.The economic benefits of the project forecast data calculated that the investment profit rate is 10.29%;the project payback period of 4.5 years,less than the benchmark payback period of 5 years;the project is expected to achieve sales revenue of 5 billion 490 million yuan,after tax gain industry support fund and realize the project income 641 million yuan,net profit of 340 million yuan;the project internal rate of return 12.64%>10%;the project to achieve the feasible target in economic benefit.At the same time,the uncertainty factors of the project are analyzed,and the controllable conclusion is obtained.The weight and the risk size of the one or two risk factors are evaluated by expert scoring method.With the idea of fuzzy evaluation method,the overall risk level of the project is calculated to be 60.79,and it is at a lower risk level by using the membership matrix.On the basis of the four aspects of market risk,management risk and preventive measures and preventive measures,financial risks and preventive measures,policy risk and preventive measures of risk control framework,application and extension of the feasibility study of real estate projects in China has some support and reference value.
