Research For Establishing Fine Quality Management System Of Residential Project

Development of market economy promoted the improvement of living standards of the residents of the building also will improve the quality requirements,the traditional extensive management has been unable to adapt to today's requirements for quality residential projects,for which the fine management is applied to the housing project management,and much favored by developers,and gradually be promoted.By analyzing the residential construction projects,the concept of "traditional quality" is firstly broken down,and the "general quality" is introduced into the residential construction projects.The quality of residential projects is elaborated from three dimensions: product quality,management quality and use quality.Secondly,through the combination of actual project scale and characteristics,the paper analyzes the particularity of project quality management,finds out the key driving factors that affect the project,and uses the scientific project quality management method to analyze the impact of the project management on the quality of residential project.The quality of the project is analyzed,and the quality objectives of the project are decomposed according to the formation process of the residential project and the process analysis method.The quality objectives of the project are divided into various stages of the project formation.The quality objectives of the project,the construction of a clear system of ideas,the establishment of system construction model,the establishment of security mechanisms to ensure the normal operation of the system;and then "target-means chain" approach to the quality of the target decomposition,clear quality management of residential projects interface(Dynamic interface and static interface),the use of PDCA cycle of dynamic management of quality objectives;Finally,focus on customer needs,the establishment of a reasonable organizational structure,starting from the design quality to ensure the quality of construction materials and measurement quality,the implementation of residential projects The process of total quality management to ensure the quality of residential projects to achieve the goal.Today,the construction industry is becoming increasingly competitive,in order to add value to the project,we must ensure the quality of construction projects and the use of quality.In this paper,the quality of residential projects through quality management research,build quality management system,the establishment of security mechanisms to ensure the normal operation of the system for other enterprises to provide residential design and construction of reference.
