Old buildings to enhance the transformation of value-added is to protect the stock gap to compensate for the effective measures,but also many people's livelihood projects can hit the hearts of the people,resulting in social mobilization effect of government investment projects.In recent years,different parts of the old buildings were carried out different levels of upgrading projects.However,due to the large number of renovation projects in the old buildings,the reconstruction needs of each building area are different.The objective of the project is scale supply,customized demand,high-demand limited schedule and limited investment.This is the challenge for the government to carry out such projects.How to respond the individual needs of the mass at the same time,taking into account the supply of the current government to become the primary problem to be solved.Based on the modular theory,contrast the research framework,through the exploratory single-case analysis,from the modularization of the product,explore the impact of product modularization on the performance of such public projects path in function module,structural module and module integrated interface three dimensions,the paper analyzes the function of the old buildings in Tianjin from the perspective of modularization.Explore the modularity theory in the course of the operation of such projects "how to do" and "effective" problem.This paper analyzes the state of the functional modules and structural modules in the process of the project's longitudinal advancement and the standardized activities of the modular integrated interfaces by using the high-reliability text such as the collected transformation plan,the reform project list and the government work report for data analysis.The aim of the study is to provide reference for solving the similar problems in the field of public projects,and to provide solutions for similar problems of supply side of new buildings.In this paper,the main contents include the three aspects.First of all,under the framework of product modularization theory,the characteristics of the three core constructs are analyzed and identified,including: the functional characteristics of the division of the module,the structure of the modular structure of the modular characteristics and module synthesis standardized features of interfaces.Secondly,on the basis of the deep analysis of the case content,the influence path of product modularization on the improvement of project performance is analyzed.Firstly,according to the case scenario and case content,two core construct features are designed for the product modularization and the different types of the modules and the different states of the dimensionality are proposed.The types of the module partitioning and the division of the structure modules are put forward,and the influences of the various partition modes on the two dimensions of flexible choice space and response speed are analyzed.Secondly,from the three dimensions of the physical interface,working surface interface and organizational interface,the modularization interface of the module is analyzed.Thirdly,it analyzes the effect of the decision flexibility on the performance of the project.Finally,according to the analysis,the relationship model of Product Modularization Design? Decision Flexibility ? Project Performance is constructed.And the model of module partitioning which can significantly affect the flexibility of decision-making is analyzed and summarized.It is helpful to provide countermeasures for similar problems of supply side problems in the new normal about old buildings.
