Since 1990 s,with the acceleration of urbanization and the improvement of the overall construction level,the building mode,functional requirements and management quality of rural houses are facing a severe challenge.At present,the comprehensive evaluation methods and evaluation standards of rural houses in China are still in the blank,the overall control of construction standard of rural buildings is lack of theoretical basis.In order to ensure the implementation of national beautiful countryside strategy,researches about the present situation evaluation method based on the housing performance requirements and the performance improvement technology based on the current situation of the house are essential.Both support each other,and get its sequential order,these two are the main contents of this paper.Considering the four aspects of housing safety,functionality,comfort,and nature,the evaluation index system of house performance is put forward.Through field research,combined with domestic and international norms,building physics,engineering cases,and seizing the main factors,a set of housing performance evaluation index system is designed to achieve quantitative scoring and evaluation.When the weight of the housing performance evaluation index is determined,the weight of the sub target layer index is determined by the grey analytic hierarchy process(AHP).For the weight of the factor layers and the score of each item in the index layers,If the content of the relevant assessment has been reflected in the existing norms,the weight can be determined by screening,splitting,reorganizing,counting related content;if not,it can be determined by the actual investigation and other methods.The comprehensive evaluation of housing performance includes the evaluation score and evaluation grade.The performance evaluation model of the village and town houses is established by the direct substitution method to evaluate the performance of the house.And the performance is divided into four grades,excellent,good,medium and bad.With the help of the performance evaluation system and comprehensive evaluation method,the performance of region rural houses is evaluated in the Yangtze River delta.In order to reduce the dispersion of evaluation scores,rural houses in the Yangtze River Delta are divided into five categories according to the construction age and type.By means of field investigation,field test and simulation analysis,the index layer of each kind of housing is evaluated objectively,and regional score is calculated by the area ratio of each kind of housing.By the comprehensive evaluation,the performance of the four types of housing is respectively good,medium,poor,poor,and the whole region is medium,still needing a larger transformation to enhance.By the comparative analysis of evaluation results,the weak aspects of the comfort and the local nature of the house are pointed out,to play a guiding role in improving the performance.In view of the poor performance,the design and optimization of the window wall ratio,the transformation and upgrading of the thermal performance of the envelope structure,the analysis of the outdoor wind environment,and the design of the integrated folding outer window is focused on.The theoretical derivation of the annual energy consumption of light-dependent control is given.Combined the existing heating and air conditioning energy consumption calculation method,the formula for estimating the total energy consumption and the optimal window wall ratio is given.Based on the results of thermal performance test,the energy saving measures are proposed,and the energy saving rate is 50%.Based on the defect analysis,the principal weakness of the energy consumption after the reformation is the ground and the roof.By outdoor wind environment simulation,the outdoor wind field is messy;Somewhere is no wind in summer,the wind speed is large in some places in winter;Pollution source gas is flowed in transitional season;and it is recommended to increase the high green landscape belt in the East Village.An integrated folding outer window with controllable shading,insulation and sound insulation is designed to achieve sun shading in summer and heat insulation in winter and the transition season.
