Study On The Influencing Factors And Countermeasures Of The Real Estate Project Completion Settlement Audit

When the construction enterprises are making the completion settlement audit after completing real estate project,the budgeting specialists always have a short-calculated about project quantity and miss the audit information for lack of experience.In addition,they often make insufficient preparations about audit information,and the budgeting specialists cannot efficiently communicate with the internal and external auditing staffs.Therefore,it influences the final project completion settlement audit results,damages the fundamental interests of construction enterprises and causes invocatable economic losses to the construction enterprises.Based on the above problems,this thesis refers to multiple related information and literatures,consults participant actual cased in the view of construction enterprises,and adopts the method of combining with qualitative analysis and quantitative analysis to study the existed influence factors of real estate project completion settlement audit,and the main works are as follows:(1)This thesis expounded the related theories of audit,and made the construction enterprises realize the meaning of real estate project completion settlement audit.(2)Through the multiple related information and literatures and participant actual cases,the author sorted the key contents and flows of real estate project completion settlement audit,and found some typical problems existed in real estate project completion settlement audit and summarized the influence factors.(3)This thesis adopted questionnaire method to obtain the first-grade and second-grade indexes of influence factors on the process of real estate project completion settlement audit,and used fuzzy synthetic evaluation method to analyze and rank them in order.(4)Aiming at the above analytical problems and combining with four influence factors,this thesis built the whole-process project completion settlement audit management system for construction enterprises,and indicated specific directions to successfully complete project completion settlement audit for domestic construction enterprises,it has the vital significance for references.
