Research On Technical Conditions Control Of Shopping Mall Design

Shopping mall as a city located in leisure,entertainment,dining in a body's comprehensive place,carries on the design management is one of the most important project preparatory period.In general,the design of the shopping mall management involved in commercial companies,design units and the coordination of the three real estate company,design a suitable for shopping mall design and construction drawings.In design management,the technical conditions of the shopping mall design is the most critical factors to contact the three companies.And in the process of design and technical conditions of docking control,mainly has the following several problems:1)Because of imperfect design standard of technical specifications,lead to the product design cannot meet the requirements of commercial companies and businesses;2)Because of the lack of communication within the organization,information not in time,cause the design progress,quality,range of spirals out of control.3)Because of the uncertainty of investment promotion design in the implementation of technical conditions and the changes caused by too much more change to cost target is out of control and schedule delay;4)Construction drawing design stage,because of special design,technical conditions for design implementation,there may be conflicts and contradictions.To solve above problems,studied the factors that influence the design technical conditions control respectively from the technical measures and organization measures,modification measures,process control measures affect design technical conditions control the reason was analyzed.Tentatively puts forward the design technical indicators system for all the tenants,reasonable,save and apply the principle,establish good communication mechanism to ensure process control,key points of construction drawing design phase optimization analysis and so on countermeasure.Finally to jinjiang baolong city square design technology condition control as an example of case analysis,jinjiang baolong city square design cycle is long,complex system,involving the main shops,the number of times the main store variety,through the design of the system for merchants technical conditions,and establish and maintain good communication in process control mechanism,using the savings,applicable principles,ensures that the optimization of construction drawing design,reduce the internal friction,save the cost,to strengthen the management,and achieved good economic and social benefits.In this paper,the research of the similar design technical conditions in the design of the shopping mall management control has the reference value.
