Research On POE Of Affordable Housing In Chengdu And Optimization Strategies

Along with the high-speed development of societal economic, the boost of urbanization process, and a series of subsequent housing problems, the implementation of affordable housing policy has become an important means to meet the housing needs of low-income people. But the survey found that there are some characteristics on the construction of affordable housing, such as marginalized communities, inadequate facilities, poor quality of landscape etc. At present, the construction of affordable housing in Chengdu is in the leading position in China, and it is well representative to the research of residential environment as well. As the usual project summary is far from enough, more theoretical and practical support provided by scientific, systematic investigation is needed.Beginning from the assessment of completed environment, in this essay, it incorporates the sociology, behavioral science and environmental psychology into the research of residential environment, aiming to build a system of post-occupancy evaluation of affordable housing environment. Through the collection of the related information of Chengdu indemnificatory apartment, according to the type of security, the scale of construction, duration, location and other conditions, three typical representative areas, named the Dongfangliyuan, the Qingxiyazhu and the Dongchengmeidi, are selected from 35 housing that have been built to protect settlements to be investigation objects.In the construction of POE investigation model, it chooses three qualitative methods, space-element survey method, behavior map method and semi-structured questionnaire, and AHP questionnaire survey method to analyse, verifying the accuracy of process of POE and the statistic result. The main results of this research are as follows.In the construction of the POE model, three qualitative method of investigation in space-element, behavior mapping, semi-structured questionnaire and one quantitative method of AHP questionnaire are verified to the investigating process of POE and the statistical accuracy of the investigating result. The main results in this research are following information.Collecting the information of affordable housing in Chengdu summarizes planning situation of affordable housing, analyses planning development tendency and provides reference for subsequent construction.The POE analyses the features of residents' behaviors and spacial utilization, finds the residents' inclination of requests and spacial elements,and summerizes four aspects about planting design, accessibility, optimization of public services,usability of site in residency.According to the theory and method of landscape design for residency and planning experience of public housing from abroad, this research provides optimization for evaluation result and macroscopical suggestions of subsequent design about location planning and public transport.The results can provide reference for environmental improvement of affordable housing in Chengdu and guide the domestic construction of affordable housing in the future. At the same time, building the POE model of affordable housing can provide the reference for other cities.
