Research On The Regulatory Planning Model Of Historic Area Based On Stock Perspective

The spatial development model of urban space in China is gradually changing from the incremental expansion to the stock optimization.In the past 30 years,the protection and renewal of the historic district,which serves as the stock area of the city,has often been carried out with extreme methods.In some area,the excessive renovation and reconstruction has resulted in the damage of the cultural relic,historic buildings and the historic environment in varying degrees.On the contrary,the redevelopment of some historical sites has been neglected by both the government and real estate developer because of the high cost,since those areas are usually densely inhabited district with complex social structure.As a result,these areas have increasingly suffered from the problems,such as the aging of buildings,the lack of infrastructure and the deterioration of living environment.Carried out from the perspective of the stock,this research decomposes the contents of stock elements in those historic sites as “restricted stock”(to be conserved and protected)and “potentially incremental stock”(to be renewed and redeveloped).By balancing the protection and renewal,this paper integrates the evaluation of the stock elements into the control detailed planning.This paper starts from the description of the research background and the analysis of the control detailed planning of historic district,which is followed by the related theoretical part of this research.In the latter part,this paper firstly explains the related concepts and then especially discusses the related theories and practice of preservation and renovation of historical area.The contents of stock elements in those historic sites are decomposed in the third part,which in particular interprets the evaluation methods of different stock elements,such as land,architecture,street,environment,etc.This has laid the foundation of control detailed planning of historic areas.After that,based on the pectination of contents,methods and control system of current control detailed planning,this research has constructed the new planning mode from the perspective of stock by combing the method of extracting the stock elements.Finally,taking the control detailed planning of the old city in Binxian County,Shanxi Province as example,this study has explored the planning from the perspective of stock,based on the extraction and analysis of different kinds of stock elements in old city.
