Research On Schedule Plan And Schedule Control Of HD Affordable Housing Project

In recent years, with the development of China's economic, people's living standards are rising. However, China's housing prices are rising at the same time. For low-income groups, they can not afford the high prices and this have become a significant issue that do affect their lives. How to solve the housing problem of these people has become a major problem placed in front of the government. To solve this problem, China proposed the establishment of affordable housing and give strong support to it. Currently, under the support of the government, variety of affordable housing projects is established. However, with the growing number of affordable housing projects, the schedule problems of the project have been exposed such as the insufficient consideration of risk factors in making construction schedule plan, the conflict between construction progress and project quality, changes in schedule because of the lack of communication and coordination of various stakeholders, lack of effective means for schedule control and so on. At present, project schedule management has gradually attracted the attention of project contractor, and related research work is also ongoing.HD affordable housing project is aimed to solve the living problems for urban low-income groups in H city. From the beginning, it is closely watched by media and residents. Its successful completion is related to the government's credibility and image. As the contractor of the project, D Company has less experience on this kind of project management because it is the first time to take affordable housing projects. So D company faced with a series of problems during project schedule plan and control. Therefore, the aim of this thesis is to make the project be successfully completed on time through analyzing the factors that may affect the schedule of the project, selecting the appropriate methods to make and optimize project schedule and establishing project schedule control system and make safeguard measures.The full text altogether has six parts. The first part is introduction, including research background, the significance of the research, research content and method and the innovation of the thesis. The second part is research review. It concluded the concept and management methods of project schedule management, theory of project schedule plan and project schedule control and summarizes the research status on schedule management. The third part is the basic situation of HD affordable housing project. It introduces the project contractor D company, sums up the situation and characteristics of HD affordable housing project and analyzes the factors that may affect the schedule of the project. The fourth part is the HD affordable housing project schedule plan. It selects the method to make a schedule plan, confirms schedule-making process and proposes optimization measures for project schedule plan. The fifth part is HD affordable housing project schedule control. It constructs of the project schedule control system, analyzes the implementation points of project control, sets up a mechanism to check and correct the schedule of project and develops measures to guarantee project schedule control. The last part is summary. It briefly introduces the conclusions this thesis gets and makes future development prospects.Based on the project schedule plan and project schedule control theory, this thesis uses project schedule management theory into practical project combined under the actual situation of HD affordable housing project. It has a strong element of authenticity, feasibility and reference value which can play a guiding role for the HD affordable housing project. This study contributes to solve the schedule problem that may occur in HD affordable housing project, improve the project schedule management level, enhance project schedule risk awareness of employees and provide safeguards for project schedule plan optimization and schedule control. This thesis makes a certain contribution for the successful completion of HD affordable housing project and provides some reference for the same type of project in project schedule management.
