In recent years, with the rapid development of market-oriented reform, the real estate industry has become a pillar industry, which has emerged as a result of the economic growth, although various areas, the relevant departments to earnestly implement the State Council on promoting the healthy development of the real estate market, a series of policy measures, but, with the real estate market continued high prices, real estate development and urban planning is not the issue, the need to pay attention.First of all, at home and abroad related to the control of urban planning characteristics, learning about the theory of urban planning and real estate development, from the theoretical analysis of urban planning, real estate development, and the relationship between the two. Through the analysis of real estate supply and demand theory, clearly focuses on land resource allocation issues affecting real estate development, and intervention policy of the Government is mainly aimed at land supply and land space structure.Secondly, based on the status quo of urban planning and real estate development, analyzes the status of regulatory failures, mainly reflected in the interaction between urban planning and real estate development, lead planning system could not be implemented, inadequate management, improper interference, and real estate development is also blind development, wanton exploitation, illegal development phenomena, is not conducive to the healthy development of the real estate market. Thereby contributing to socio-economic, spatial structure, traffic and cause serious effects, factors contributing to the social development could not be harmonized.Then, based on his own understanding of the theory, analysis of the current situation, and trace it to its source, that interest among the participants in the real estate industry, plays a crucial role in the equilibrium system. For example: angle of local government from the angle of land finance, revenue, and even individual gain perspective, need to be invested in the real estate development companies and real estate development companies in order to maximize the benefits and simplify the process, need to be sold a lot of land resources in the hands of the Government, need help from the Government in the process. Precisely because of such interests, affect the public interests of the society, causing the maladministration of local government, urban planning cannot exercise their executive functions.Finally, the author of the control of urban planning put forward some suggestions of real estate that only administrative intervention by the Government, the return of urban planning terms of reference, policy support, while strengthening the science of urban planning and seriousness, as well as enforcement, increasing the external supervision mechanism of urban planning system in order to improve failure status.
