Existing building is investigated and studied largely in this paper. Analysis the influence factors on structural durability. The changing rule of building materials properties with building ages is counted according to the engineering test and survey data in China. The structure corrosion model of multi age buildings is built. The seismic response analysis of structure is conducted according the corrosion model. Provide reliable research foundation for comprehensive earthquake disaster simulation and evaluation of multi age building in China.This paper conducts engineering test to existing reinforced concrete structure and existing steel structure in two kinds of atmospheric environment(atmospheric environment and coastal atmospheric environment). The tested area include Xi'an, Taiyuan, Panzhihua, Quanzhou and other regions. The prediction model of concrete carbonation depth is fitted out by using concrete compressive strength estimate value as parameter according to the test results. The prediction model of reinforcement corrosion depth is fitted out in the atmospheric environment according to the model of carbonation depth and the relationships between reinforcement corrosion rate and environment temperature, humidity, concrete protective layer thickness were obtained by our team members test results. Considering the influence of concrete carbonation on the chloride penetration in the coastal atmosphere environment. The prediction model of reinforcement corrosion depth is fitted out by using carbonization depth and rebar surface chloride concentration as parameters through engineering test of existing reinforced concrete structures of different ages in Quanzhou. Because steel structure is widely applied in the field of industrial buildings in China and industrial air pollution is more serious. The prediction models of steel component corrosion depth and mechanical property damage in steel structure are fitted out according to the test results of steel corrosion depth, yield strength and ultimate strength of steel component samples were taken in steel structure industrial building in Taigang and Pangang.In this paper, 3 tested reinforced concrete beams of different corrosion degrees in our teams are simulated by the finite element analysis software, The results show that the component ultimate bearing capacity is simulated good using this article modes under dynamic loading.The seismic response analysis of reinforced concrete structures and steel bent structure of different ages(0 years, 20 years, 30 years, 40 years, 50 years) are conducted by Finite Element Analysis Software ABAQUS according to the prediction model of reinforcement corrosion depth in coastal atmospheric environment and damage models of steel component mechanical properties in industry atmospheric environment. The horizontal displacement changing curves of structure with different ages are drew according to the analysis results. Further, the changing rules of structure seismic property with building ages are analyzed.
