In 2013, Jiangsu province urbanization development speed in the country first, The rapid economic development and the rapid development of urbanization promote the expansion of the housing market.The 18th National Party Congress puts forward the new-type urbanization is to adhere to the people-centered concept, in the process of urbanization to solve the contradiction between people and housing, and improve people’s living environment, ultimately achieve "home ownership scheme ". The market mechanism of commercial housing will make a large number of low-and middle income groups in the process of urbanization unable to meet the housing needs. The government has increased the investment and construction of affordable housing in recent years, in order to make sure every resident below poverty-level is ensured. Therefore, to point out the appropriate proportion of affordable housing and commercial housing in the housing market structure has always been difficulties to all researchers. To address this issue, this paper focuses on the analysis of the reasonable structure of Jiangsu Province in the process of urbanization in the overall and sub housing market, from different time and different area respectively.In this paper, on the theoretical basis of urbanization and housing market, the regional differences in levels of urbanization analyzed in Jiangsu Province, using principal component and cluster method. According to the indicators of Jiangsu Province Statistical Yearbook, the index system included the urbanization factors is established, using coupling model to analyze the coordinated development of affordable housing market and commercial housing market of Jiangsu Province in 2009-2013 years from different time, which proves the commercialized housing market dominates in real estate market and housing market also plays an important role in the housing market structure. In different regions, from five income quartile, residents afford level and local financial affordability this three aspects, selected three Nanjing City, Suzhou city and Zhenjiang city, the housing market structure of the three city were analyzed, which are demand-oriented and consider the government supplies ability, and in line with the actual situation of the city development. Finally, based on research results, it is given the suggestions for the development of China’s affordable housing market and commercialized housing market.
