Property Management is a kind of special service industry specialization, socialization and enterprise, whose content is scientific management of the building and its affiliated facilities and equipment, and the environment, in order to keep it in good condition and normal use, and thus achieve the goal of value maintained and added.With the further development of the socialist market economy in our country, the real estate industry has been growing mature, property management as an important component of the real estate system and supporting engineering, increasingly showing a broad market prospect. Along with the economy development in our country and the advancement of urbanization,people’s demand for urban housing increased significantly, while residential property management has increasingly become the focus of attention.As a big problem related to people’s livelihood, China’s urban residential property management issues has caused the government’s attention. In recent years, with a large number of urban residential quarters putting into use, the property management industry is rapidly evolving, the property management in urban residential area play an active role in improving people’s living and working environment, maintaining social harmony and stability. but at present a lot of problems in property management, restricted the healthy development of the urban residential area property management. Therefore, the analysis and study on the present situation of the urban residential property service has important practical significance in improving the level of property management,. In this context, this study regards the residential property management in Shanghai as the research object, to investigate and analyze the president situation of the residential property management in shanghai and research countermeasures.Due to the huge differences of the economic and social development in various areas,the residential property management level is not the same from city to city, it is meaningless and lack of pertinence to research the national residential property management issue, therefore, this study only researches the issue in shanghai. Theresidential area in shanghai baoshan district is roughly divided into three types:one is the after-sale public housing, which is formed by the property of the public housing with the right to use after the housing reform, the second is the rental public housing, whose nature of property still remains to the right to use, giving priority to the straight public housing and the system public housing,the third is all kinds of commercial housing including resettlement housing, affordable housing and commodity house for the pure market.The residential area in baoshan district covers all housing types, and then select baoshan residential area for case study. Questionnaire and symposium are two ways in which the questionnaire is divided into three categories of the owners, property management companies and owners’ committee according to different subjects, the survey of the owner’s mainly adopt the method of questionnaire survey, meanwhile, survey of the property company and the owners’ committee took the combination of questionnaire and symposium. Understanding the basic situation by the basic percentage, then use SPSS software to do cross-analysis of questionnaire data, and compare the different subjects, to analyze what problems exist in the residential property management, which aspects the owners dissatisfied with the property services.Through the survey found that service quality satisfaction of property remains to be further improved, project with the lowest satisfaction is: motor vehicle parking, bicycle parking management and public area afforestation; Most residential area has been established the owners’ committee, but mostly lack of funding support; as much as 78% of the property enterprise is in a state of loss. Finally according to the present situation of residential property management, put forward countermeasures and suggestions for the existing problems.
