The Research For Value Assessment Of The Leisure Farm Tourism Facilities Land And Scale Management And Control

With the development of economy, people’s awareness of leisure tourism has increasing continually. The urban tourism has been unable to meet the growing leisure demand for people, and therefore leisure farm as the main representative form of modern leisure agriculture industry has become increasingly diverse. The number and scale of leisure farm have increasing continually. The exploitation and development of leisure farms requires a corresponding scale of tourism infrastructure to support. How to not only follow national system of land use control, but also to meet the facilities land demand of exploitation of leisure agriculture in Minhou region and safeguard farmers’ interests, promote leisure farm tourism facility land which to transform into the lawful, reasonable and appropriate, is the focus that need to be paid attention to urgently in leisure agriculture research. In the form which leisure agriculture industry has been developing continually, what is the situation land resource, especially the land resource in tourism facilities land? In this article, we pay high attention to this as the starting point, and according to the tourism facility land problem which are currently high concerned in leisure farm facility land and through the policy restraint perspective to analyze the extension of the scale of Leisure Farm tourism facilities land.In this background, the article selected Minhou County, the Fuzhou city’s suburbs as a major area of case study. Minhou County, the Fuzhou city’s suburban, has convenient transportation and advantageous natural conditions, and the development of leisure agriculture is relatively mature. Based on the field investigation and theoretical analysis we has known the actual situations of the development of the Minhou county’s leisure farm in detail. The article referred to the past relative research achievement and the latest result which is investigation and evaluation of land resources, and analyses the relationship between construction of tourism infrastructure with regional economic development and exploitation of tourism resources with land use patterns. Based on the current situation analysis of Minhou County leisure farm tourism facilities land, we forecasting the scale of land-use of demand in Minhou County leisure farm tourism facilities. We also estimated the value of the land which used to put the leisure farm tourism facilities and the restraining factors of distribution benefits and scale expansion. And we have reasonably established the management and control standards for Minhou county leisure farm tourism facilities.
