The real estate industry has always been a heated discussion issue for media, search engine and common citizens. The past ten years is the golden age for the real estate, during which the magnates had piled into the industry with a hope to reap fabulous profits, and they actually did. In recent years, regulatory policies on housing market have been carried out by the government and the relevant departments on different levels to control the housing price, to reduce market bubbles and to stabilize the overall economic situation. Under such harsh circumstances, some changes are happening in the industry, the small - medium sized real estate enterprises are going bankrupt, collectivized companies weakening the real estate investments. Facing the more and more cruel market condition, a real estate enterprise can hardly survive in the rigorously competitive market in the absence of professional skills, swift market reactive speed and excellent crisis coping capacity. The wholly-owned subsidiary of S corporation, running real estate business mainly, has won outstanding achievements and gained influence and reputation in the S corporation. During the rapid development and expansion of business operation, there are still some deficiencies in the company’s market reactive speed, decision-making efficiency, and in the management mode, which largely confined and even impeded the development of the company.This paper studies the current condition of J company, elaborates on its opportunities and problems, analyzes the reasons behind the problems and draws forth the research and study on the relationship between J company and S corporation. Then, this paper puts forward the methods to improve the current relationship between the parent and the subsidiary and emphasizes its importance and difficulties. Finally, this paper introduces the implementation measures, analyzes the impact of improved relationship on the relevant interest subjects, thus pointing out a valuable reference to the reform on the parent-subsidiary relation and management mode.
