Nearly two years some weak real estate development in our country, the country in order to promote the development of the real estate industry has introduced the New Deal, such as "the first suite down payment to 20%", "let go two suites restrictions", "the second suite down payment to forty percent". Launch of these new policies will surely promote the development of the real estate industry.And cost management is the most important thing and management of real estate development project, the level of cost management is good or bad, directly determines the income effect of the project, so, good control, real estate development project cost is the fundamental guarantee of corporate profitability, survival and development of real estate.This article, taking an example of JT Y city real estate projects to expand the research of real estate project cost management, JT project is a key of real estate projects, investors have a consortium of local and foreign investment. The research contents of this paper is introduced the research background and significance, research methods and purpose and research status at home and abroad, etc, on the basis of summarizing the research related to the cost management of the basic theory, including cost management the necessity, principle and related management theory, etc. Then, describes the present situation of JT real estate projects, with Y city JT real estate project as the example of the study of real estate project cost management, summarized the JT real estate project cost management problems and reasons, for JT to in-depth analysis of the current cost management of real estate development project, find the currently existing problems, and analyzes its reason. For JT analysis of existing problems in the real estate project, puts forward the corresponding pair measures, so as to improve the cost management of JT project.The author believes that the real estate project management should be the whole cycle, the Angle of comprehensive cost management, is an institutionalized, standardized, scientific management system, is a collection of late prophase planning, interim regulation, summarizes, this article hopes to use cost management theory, to JT as a case of real estate project, find out the cost management theory and the correspondency of real estate projects, in order to provide reference for other similar projects, promote the development of the real estate industry in our country.
