With the rapid development of China’s economy, our country real estate industry is rapidly expanding. In strictly tight for macroeconomic regulation and control the national macro policy background, the real estate financing some contradictions and problems also gradually reveal. For a long time, the real estate enterprise financing channel single, rely too much on the Banks, the debt ratio is high. At the same time, due to a large number of loans for real estate projects, domestic commercial Banks are largely hidden financial risks caused by the real estate industry., on the other hand, a large number of domestic private capital is facing a single investment channel, too few choices are in urgent need of the situation of the demand of the new investment channels. In this context, the real estate enterprises trust as a practical way of real estate financing way and the folk capital investment has gradually become the attention of the real estate industry and financial industry. This research mainly divided into five most, the information asymmetry theory, principal-agent theory guidance, under the guidance of study of our country small and medium-sized real estate trust financing problems, aiming at the current tightening control policy under the trust financing for small and medium-sized real estate enterprises development.
