The Land Value Assessment Of Three Old To New Project Which Based On Characteristics Of Assets Premium

It has been five years since Guangzhou won over The Three Old to New Project(it will be called TON for short) from government in 2009. Nowadays, many governments is promoting urban renewal, and revitalize the stock of land in the heart of the city. Just in this process, some industrial land will be presented to the rate of change and volume increase to realize the potential value. So the land is facing re-evaluate.This article analyses the characteristics of the land in TON project. Then considering about the existing land evaluation methods both from China and abroad, we can choose an effective method. Next, I choose some typical cases as to give a contrastive analysis about modification cost and land revenue in land evaluation, in order to provide stronger theoretical support for evaluation of the TON land, which has the characteristics of premium. At the same time, it is also good for standardizing land assessment market, and better for promoting TON project smoothly.Firstly, this paper briefly introduces the research background and domestic and foreign theoretical basis, then briefly introduces the status quo of the TON reform, analyzes and evaluates the object features, and makes the upholstery for the selection of the post evaluation method. The third part is a review on Evaluation of land value in the introduction process, analyzes the applicability of each method. In the fourth chapter, the analysis of the TON plots premium features, giving 5 typical villages as the main clue with specific data from point of view of the cost of renovation of the exploration analysis of the TON plots of land premium. The fifth chapter is case study, and the cause of the errors is also analyzed. Finally, there goes a summary of the full text.
