We always ignorance the development of the secondary market even if he plays important supplementary role in real estate market, as real estate market comprised by new and secondary market. Compared with foreign countries, the secondary market block the healthy development of the real estate market for its lately start and slowly development features. As well, the experience of developed countries shows that the secondary market more active, the real estate market more perfect. The secondary market volume more than 80% in many developed countries while china is far from reaching. Anyhow, our goal is improve the structure of the real estate market and promote its healthy development.The relationship between new and secondary market have important effect to the sustainable development of real estate market. There are many factors have important influence on the real estate market, such as residents ’income, population,urbanization, industrial, tax, loan and so on,among them urbanization, industrial and tax are most important factors. Beside, consumer behavior directly determine the sales of two market, and have great impact on the relevance.depth study some factors’ influence in order to improve the structure and give more practical advices to real estate market.The main part of article is to study how degree the factors influence relevance of new and secondary market. Select urbanization, added value of third industries, tax and consumer behavior as external factors to build mathematical model and analyze data. Using four quadrant model and Grainger causality to cross analysis the price, sales of new and secondary market. An empirical study of exogenous variables on the two markets mainly constructed VAR model. All study of this article is to contribute to perfect and healthy and sustainable the real estate market.
