Research On Rent-seeking Problem Of Low-income Housing Construction And Administration In China

Since the 1990 s, our country began to implement reform of low-income housing, the housing security policies have been rolled out. Especially in recent years, there are a large of the security housing projects have been construct, which make the housing security system has been established and developed in our country. At the same time, the coverage of our low-income housing has been expanded constantly and the difficult people’s housing conditions has also been improved. According to the national audit office data, we can see that there are 6.7374 million sets of new houses has been started to build, and there are 5.8933 million sets of houses has been finished in our country’s low-income housing project. Therefore, there are many rent-seeking problems in the process of low-income housing construction and administration in our county, which due to a large number of national finance has been flowed and bring out many other negative effects. The rent-seeking problem has hampered our county’s low-income housing work, so it’s necessary to make a research on the rent-seeking problem of low-income housing construction and administration in our county.This article based on the rent-seeking theory and game theory as theoretical basis of research. On the basis of exploring causes and impact of rent-seeking problem in the management of low-income housing construction in our country, through game analysis of related interest subjects in the construction of low-income housing management, to find out the behavior factors of influencing different interest subjects and analyze the game equilibrium solution under different control measures, finally providing ideas and methods for preventing and managing rent-seeking problem in the management of low-income housing construction in our country. The first and the second chapter as a basic content has discussed the relevant theories and concepts; The third chapter has discussed the specific performance and the reasons and the influence of rent-seeking problem in our country’s low-income housing, at the same time, in this chapter there are three rent-seeking case of our country’s low-income housing to enhance the feasibility of this article; The fourth chapter has researched the game relationship of the rent-seekers, tenants and regulators, through building some game model to find out the behavior factors of influencing different interest subjects; The last chapter has putted forward some prevention and solution of our county’s rent-seeking problem, such as try to increase the cost of rent-seeker and tenants, or try to enhance the efficiency of supervision and so on.
