For historical reasons, the banking industry had some bad loans and become the largest risk in China’s financial sector. On the basis of combining the domestic financial issues with lessons from abroad, in1999Chinese government decided to centralized management and disposal of bad loans from commercial banks. It established the Asset Management Companies of Great Wall, Cinda, Huarong, and China Orient who respectively received and disposal of the bad loans from the four major state-owned Banks. The physical assets are often considered due to the realization of creditors, the objective evaluation and reasonable pricing are the premise of disposed of bad loans.Besides, the method of disposed real right is still use the traditional method.So, under the condition of the imperfect financial market. How to price objective for bonded material with its specificity is a difficult problem for AMC.I will try to explore and research the value assessment of Chinese commercial bank non-performing loans from debtors.This article mainly researches the real estate. I will analysis characteristics of the Banks non-performing assets from debtors, disposal method, reason of the problem, the difficulties in the practical work and the matters needing attention. In the meantime, I will try to dispose the bad loans by using work experience and try to research the effect factors and pricing principle of evaluation of the bad assets from debtors. In the meantime, I need to consider the issue as well as the advantages and disadvantages of existing bad assets evaluation methods.Combining with the characteristics of the poor quality of bad bank loans in China, I will quote the liquidation price method to this article. In view of the rapid disposal requirements from AMC,I try to explore a suitable appraisal method for the bad loans in the real estate-real estate liquidation price method. In the light of the time limit and incomplete real estate authority card, I will find the fast cash coefficient and property defects coefficient to solve the drawbacks of existing property rights in bad loans. Meanwhile, I will use the regression equation in the statistics and the Delphi method in management which try to make sure the scientific and reasonable of the coefficients. Eventually, it can provide value reference for debet-expiated when sold at auction. I will also try to maximize cash collection and minimize cost and explain the instructional and operability of evaluation.
