Development experience at home and abroad show that real estate investment risk is a major problem facing the current real estate market in China, if the real estate investment risk assessment is insufficient, it may cause the difficult development process, product sales not free until investment the consequences of failure; Leading to the financial credit system, affordable housing system, the structure of the market economy of the industrial chain links such as are likely to be affected, and even affect the stability and development of the whole national economy. Therefore, under the background of the current real estate investment risk increasing, research on the degree of real estate investment risk evaluation is particularly important.At first, this paper expounds the development of real estate project investment risk has the objectivity, uncertainty, latency, scalability, and the results, the characteristics of the duality analysis concludes that the natural risk, policy risk, economic risk, market risk, social risk, design risk, technology risk, contract risk, schedule risk, marketing risk, management risk, and risk appetite of 11 categories, a total of 35 kinds of risk; On the basis of a comprehensive set up real estate development project investment risk evaluation index system; Paper attempts to introduce investor appetite for risk factors of real estate development project investment risk comprehensive evaluation process, and considering the individual difference of main body, the grey fuzzy comprehensive evaluation theory, the development of real estate project investment risk degree model is established. Finally combining with engineering cases the application research, verified the risk evaluation index system and the rationality and reliability of risk evaluation model. The research results show that the different risk preference will lead to different assessment results, application of the model results to achieve the purpose of recognition degree of risk and control risk in a timely manner, has certain theoretical significance and practical value.
