In the current background of housing market cooling, many traditional developers are attracted to enter into the commercial real estate by the profit margins. The data show that commercial real estate sales growth was significantly higher than residential real estate. However, due to the characteristics of the commercial real estate industry and the difference from residential real estate, the commercial real estate is more attention to the business processes after the project is completed. So, commercial real estate may be faced with more complex financial risk. How to reasonably avoid and control financial risks that commercial real estate industry may be faced with has become a serious problem. Through the study of financial risk that commercial real estate firms may be faced with in different stages and having a definite object in view as one who shoots the arrow at the target, this paper proposes different preventive measures for different financial risks, in order to improve the project management level of commercial real estate.Mainly in W commercial real estate company for the study, this paper will explore the financial risks that commercial real estate companies may be faced with in the process of the development and operation, and ultimately propose different risk preventive measures against the financial risks in different stages. In order to accomplish the goal of this study, this paper mainly consists of the following structure.The first chapter is an introduction, mainly introducing the paper’s background and significance, and the domestic and abroad research status and related research summary, and research methods, research innovation and frame structure. This chapter acts as a general reference, leading to the core content of this article.The second chapter is the theoretical foundation of commercial real estate enterprise financial risk prevention. First of all, from the conceptual point of view, this chapter defines definition of commercial real estate and lists the characteristics of commercial real estate, further explanting that commercial real estate has become a new engine of urban development. Then, combined with differences between commercial real estate and residential real estate, this paper classifies the commercial real estate financial risks, and analyzes identification and causes of different types of financial risks, providing a theoretical basis for targeted proposing financial risk preventive measures below. Finally, this chapter discusses the general measures of financial risk prevention. The third chapter is the analysis about financial risk in W commercial real estate company developing and operating phase. Mainly in W commercial real estate companies for the study, this chapter discusses in detail about financial risks that the enterprise may be faced with in the investment appraising, financing and operating stages.The fourth Chapter is the commercial real estate enterprise financial risks preventive measures. Mainly against financial risks that may exist in the third chapter, this chapter proposes general measures and technical measures that are commercial real estate enterprise may take to prevent the financial risks.The fifth chapter is the conclusion. This chapter mainly summarizes the results of this paper, looking into the future research direction.
