Background of regulation in the residential market, commercial real estate China usheredin the era of all-round development. Rents are rising that developers and investors ofcommercial real estate showed great interest in. With the city core area of land increasinglyscarce, land costs are constantly rising, developers according to the two basic elements of landcosts and maximize profits, commercial real estate project development gradually evolvedfrom the top to the high-rise. Because of the characteristics of high-rise real estate project haslong development cycle, high investment, risk and so on, plus my high-rise estate projectstarted late, the relevant management experience in development and operation are not matureenough, resulting in high rise of real estate development projects in the success of the case arenot many, some developers are chasing perfection, pursuing the new foreign fashion attitude,not conscientiously do a good job of planning, and to focus on the construction phase, oftencause the project funds Lianduanlie run behind one’s expenses during construction stage,operation stage after the completion of the situation, not only to developers in the debt riddenmorass, but also caused great waste, and even to the development of economy and society,resulting in adverse effects and heavy burden.. In this paper the high-rise estate planning practice, the super high real estate projects inconstruction period of realizing the cash flow balance; how to realize the investment recoveryin the fastest time; how in the existing planning conditions to optimize the product promotioncosts, gain more profits; such as the balanced development of how to achieve short-term salesand long-term holding cash how to consider the post operation; problems earlier in the project,reduce the associated input; how to integrate the resources to build brand image, increaseproduct added value, discuss and study. The high-rise estate project whole process of preplanning review, practical steps and key problems of exploration project positioning, high real estate market analysis, product positioning, planning and design, economic calculation,operation analysis and so on, so as to achieve high to provide some planning and developmentideas to maximize the value of real estate.
