Currently.the old-age problem deriving from the phenomenon of ageing is getting more and more serious,which needs new demands for improvements of the new pension system in China.The huge population base makes the time which our country gets into the ageing society is too short,and brings the old-age problem is more prominent.the silver economic led our endowment industry should get inside the character quickly.A part of elderly consumers pursue the high quality for their later life, combined with the rapid development of tourism and the rise of senior tourism.strongly driving the fusion of old-age industry,the tourism and the real estate mix together.the travel endowment industry came into being,and the tourist pension real estate has gradually enter the market.There have no perfect theory and no successful case can refer,our tourist pension real estate just have to grope and perfect constantly in practice. The suitable development mode has vital of role throughout the industry chain for its continued development.because it will directly effects building of the harmony interests community in future development process,only established the harmony interests community/then it can guarantee the project develops smoothly and the industry develops harmoniously.At the same time.different areas and different stages have different exploitation modes as well as it has guiding role to solve some of the problems,so the study on exploitation mode is particularly important.This article consists of five parts:the first part is to introduce the background and review of relevant literature;the second part presents the relevant concepts and theories of the tourist pension real estate;part Ⅲ describes the current situation of the tourist pension real estate;part IV focused on summarized four exploitation models of the tourist pension real estate,and analysis some relevant cases;part v is the conclusion and prospect of this paper.The purpose of this article is hope through the analysis of tourist pension real estate’s current situation,summarize the areas which are worth applying and promoting widely in present exploitation models,aid to make humble contribution the industry’s theoretical research.also hope the invent theoretical research can guide the practice better.The innovation of this article is present the view that make use of the disadvantageous tourism areas to develop the tourist pension real estate.although immature,but the prototypes have been,the writer believes that it will become a new exploitation mode of tourist pension real estate after the suitable improvement.
