In recent years, the growth of domestic economy is slowing, and the Chinese government has carried the macro-control on the real estate industry. For the above reasons, Competition in the real estate industry is increasingly fierce. Real estate companies need to strengthen their internal management to improve the overall competitiveness. And building a sound internal audit system is a valid measure. Risk-oriented internal auditing is a new internal audit approach. It can help companies prevent and control operational risks, to increase enterprise value. However, China’s risk-oriented internal audit research and application has just started. Most domestic scholars study theory, and there is little relevant experience in China. The Gemdale Group is a large listed company. The risk-oriented internal audit has been applied to its internal audit work at present. But because establishment of the system is not a long time and a lot of details is not perfect. This system has some problems in the implementation process. To solve these problems, I propose some improvement comments in this paper. I hope these suggestions will help the Gemdale Group to better carry out risk-oriented internal audit.Based on the above understanding, the object of study is the Gemdale’s risk-oriented internal audit in this paper. The form of this paper is monographic study. Idea of this paper is to identify problems, analyze the causes and make recommendations for improvement. I elevate the theoretical level by reading literature. Through field research, I deeply understand the status of Gemdale’s risk-oriented internal audit. By tracking and analyzing the situation, I find the issues of internal audit and put forward some suggestions.This paper consists of six part, the contents of each chapter are as follows:The first part is the introduction, which describes the background, the significance, research methods and paper frame in this paper.The second part is the theory, which describes the concepts and features of risk-oriented internal audit, objects and goals, as well as the theoretical basis.The third part introduces the overview of Gemdale and the statues of Gemdale’s risk-oriented internal audit. The status Include risk identification and assessment, audit planning, general internal audit business processes, audit reports and follow-up audits.The fourth part pointed out the problems of Gemdale’s risk-oriented internal audit. The supervision of implementation of the responsibility of management is not in place. The cost of the audit increased. Poor internal environment restrict risk-oriented internal audit work. Low quality internal auditors restrict risk-oriented internal audit work.The fifth part analyzes the causes of risk-oriented internal audit problems. There are four main reasons. The independence of internal audit needs to be strengthened. Audit methods and techniques have problems. Internal system is imperfect. The management mechanism of internal auditors is unscientific.The sixth part puts forward opinions and suggestions for Gemdale’s risk-oriented internal audit. These recommendations are improving the independence of the internal auditor, improving audit methods and techniques, improving the internal environment, and building a scientific management system of internal auditors. The above recommendations improve the implementation of Gemdale’s risk-oriented internal audit, reduce operating risk, and improve overall competitiveness.
