Wan Fang Real of Bei Jing Estate Company,as one wholly-owned subsidiary of Wanda Group, has developed and built up Tong Zhou Wanda Plaza, which is a comprehensive real estate project including commercial and residential purpose. As a commercial real estate projects, Tongzhou Wanda Plaza project has been faced a series of impact, as the impact of the price of real estate soaring under national stimulate policies,the impact of protection of housing construction to real estate prices, the impact of bank interest rate adjustments and the change of real estate development credit conditions, the impact of undeveloped business conditions of Tong Zhou district, the impact of the price adjustment of Public transit to the real estate project, the impact of natural disasters and other emergencies may occurred during the construction of natural disasters and other emergencies, all of which directly affect the ultimate success of the project operations of the Tongzhou Wanda Plaza project.This article systematic studies the project risk assessment and prevention strategies of Wan Fang Real of Bei Jing Estate Company Tong Zhou Wanda Plaza, based on a large number of data collected and project risk management theory. First, revealed the existence of the project risks through analyzing the background of Wan Fang Real of Bei Jing Estate Company and Tong Zhou Wanda Plaza project. Secondly, based on Hall-three-dimension-structure theory to establish the project risk list of Tongzhou Wanda Plaza from the project objectives, the development phase and the factors that affect the project, analyzed the risk factors of investment decisions, preparation, risk building construction and rental and management phases, and then established the project risk evaluation index system to Wan Fang Real of Bei Jing Estate Company Tong Zhou Wanda Plaza project. Furthermore, assessed the risk of Wan Fang Real of Bei Jing Estate Company Tong Zhou Wanda Plaza project through using of AHP and fuzzy comprehensive evaluation method, determining the level of the index weight, and getting the appropriate level fuzzy comprehensive evaluation results. Finally, risk prevention strategies of Tongzhou Wanda Plaza project.The outstanding features and innovations of this article mainly as: â‘ established the risk list of Tong Zhou Wanda Plaza project by using Hall-three-dimension-structure theory and provided project risk evaluation system to Wan Fang Real of Bei Jing Estate Company Tong Zhou Wanda Plaza project; â‘¡Assessed the risk of Wan Fang Real of Bei Jing Estate Company Tong Zhou Wanda Plaza project through Analytic Hierarchy Process and Fuzzy Comprehensive Evaluation; â‘¢According to evaluation results, it will carry out selective analysis for the significant risk, and advance risk prevention strategy by referring to Tong Zhou Wanda Plaza project. This study not only provides for the Beijing Wanfang estate companies in the assessment of risk factors and preventive measures set actionable Tongzhou Wanda Plaza project, but also provides a theoretical basis for the risk management of other real estate projects and implementation approach.
