The late1990s, commodity housing has been gradually introduced into publicsight, and it quickly became an important supporting power for the national economicgrowth. For it relates to people’s living standard and appreciation of commercialhousing investment has led to the real estate industry maintaining a higher profit.Within the past five years, the major cities housing sales price kept soaring up, thegovernment has gradually strengthened supervision to solve this problem, while thebetter management of the real estate industry has been developed, and the higher riskof investment has been increased. With the continuous improvement of people’s livingstandards, the requirements of enhancing the living condition is needed, ecological,green, environmental protection, energy conservation and other concepts have beenintroduced into housing development, making the investment risk going up. How toavoid risks? That needs to take scientific methods to assess the investment risk.This article will be built on the relevant theoretical research on identifying thekey risk factors of eco-friendly real estate development investment projects. Throughthe method of sorting out the risk factors and formulating the index system of riskassessment, built evaluation model with AHP-FCE. Currently, the most representativeecological residential construction in inland area is SSTEC, a project with residentialregion nearly40%, and all designed with the green building standards. In this paper,regards a residential project in SSTEC as an example, making the full analysis of theregional real estate market conditions and development in Binhai New Area, andSSTEC, and lists a lot relevant data and research achievements on the development,real estate sales and the costs of green building in Binhai New Area and SSTEC, anduse FCE model to evaluate the risk of the project investment.
