Pricing is essential for real eatate sale. In the current, developers always usecomparative pricing method. First they collect similar properties’ average price andcharacteristics in the surrounding of itself property.Second, they compare thecharacteristics of itself property with similar properties’ characteristics.Then,set itselfproperty’s average price.Third, according to experience,depending on the floor, face andother features set Unit-apartment price. comparative pricing method is a broad-brushpricing and efficiency is low, more dependent on the experience. Developers need tocharacteristics of property’s proportion,then set different price dependent onexperience.If developers collect samples are not enough, they will set unreasonableaverage price. Unreasonable average price will cause overall sale bad.If developers cannot set reasonable different price between Unit-apartment,it will cause some productssale bad.So developers need a price that no longer dependent on experience andscientific.The paper based on extensive literature study, Study and learn from previousresearch results. Starting form hedonic price model hedonic price model, put forwardusing hedonic price model to research Xi’an Unit-apartment-pricing. The main work ofthis paper are:(1) design questionnaire,then survey and interview Xi’an buyers. Throughanalysis the survey results,get the main factors that impact the Unit apartmentcommercial house price in Xi’an.(2) Building Xi’an Unit apartment commercial housecharacteristic factors system and set characteristic factors’ quantitative standard.(3)Building Xi’an Unit apartment commercial house logarithmic hedonic price model andand calculate the semi-elastic coefficient of elasticity of characteristic factors.(4)Using Box-cox improve the hedonic price model(.5)Select Qujiang New District and South ofthe Xi’an and build regional segments market hedonic price model. Application Chowtest prove the existence of the regional market segments.(6)Introduction dummyvariables,build dummy variable hedonic price model and compare with Xi’an Unitapartment commercial house logarithmic hedonic price model,getting the reason thatcause the existence of regional segments market.The study of regional segments marketsupplement the study of Xi’an Unit apartment commercial house hedonic price model...
