Considering that the similarity the subprime mortgage crisis of U.S. real estatemarket and the sovereign debt crisis in Spain and Ireland is the severe disequilibriumbetween supply and demand, basing on the macroeconomic environment of China’s thereal estate market where investment is overheated, housing price is soaring quickly, thestate has been taking efforts to regulate the market, combining with the reality ofdisequilibrium of amount and structure of commodity housing market in Xi’an, thewriter put forward the question about the disequilibrium of commodity residentialmarket in Xi’an.Basing on the non-equilibrium theory and the real estate market theory, after thepreliminary qualitative analysis about the factors which impact on the real estate marketusing ISM, the writer established a hyperbolic equation aggregation model to analyzethe commodity housing market from1998to2012in Xi’an since China adopted therevolution of housing market and calculated the degree of of newly-built commodityhousing market in Xi’an. The results show that the reality of disequilibrium onnewly-built commodity housing market is real, and the non-equilibrium degreefluctuated between-0.52(1998) and0.58(2012), the basic process has undergone afluctuant circulation, then the writer set the cordon of non-equilibrium degree in Xi’an.Under the premise of quantity non-equilibrium analysis, the writer carried on the furtherstudy about the investment structure, housing vacancy structure and region structure,Structural analysis showed that the commercial housing market in Xi’an investmentstructure, investment structure and the vacancy structure is relatively reasonable, interms of regional structure, the gap among the regions is large and imbalance trait isobvious.This paper is important to the decision of government, the company and individual...
