Research On Planning And Layout Of Public Rental Housing In Urban Area

China has entered a period of rapid economic development, booming real estatemarket leads to housing price continuously increases, directly influence from acceleratingprocess of urbanization is growth of housing demand, hosing problems oflow-middle-income groups becomes more seriously. Due to the heterogeneity of the house,great disparity of rental housing price attributes to different regions or different types whichexactly reflects chaos and disorder situation in current Chinese rental market, it’s necessaryto encourage and support large-scale construction of public rental house. Construction ofpublic rental housing had just started and it faced a lot of opportunities and challenges.Construction requires specific studies of planning and layout, these studies which canprovide some constructive suggestions in decision-making by relevant government andulteriorly promote the development of public rental housing. Based on above purpose, thisarticle is aimed at exploring the planning and layout of public rental housing utilizingresearch and analysis methods, and hopes to give a specific and workable suggestion torelevant government through my theoretical concepts in my article.Through theoretical studies of housing filtration, mixed living and location, etc., thisthesis took the research of planning and layout following some aspects below. First, byresearching development situation of public housing in developed countries or regions, thisthesis summarized some of its experiences in planning and construction, which can providesome references for public rental housing in our county. Second, researched currentsituation of public rental housing in some typical domestic provinces and cities, analysedthe main faced blocks to planning and layout of public rental housing, which includes somemajor problems such as faultiness in overall institution of planning, insufficient totalplanning, limitation in funding and land supply capacity, unconsidered planning of facilitiesand locations. Third, researched and analysed the influences on planning of rental publichousing, such as urban size, production factors, transportation and population situation,related facilities, etc.. Fourth, proposed an idea to the planning and layout of public rentalhousing based on the viewpoint of macroscopic and microscopic, further more researchedsome schemes of planning and layout. Fifth, proposed some practical suggestions toplanning and layout of domestic public rental housing by the perspective of urbandevelopment which can ulteriorly provide some ideas for improving the housing problemsof low-middle-income families in current city.
