Accelerating urbanization process, so that our country exposed a series of problems. Transportation is one of the more prominent issues, China’s large cities there are traffic jams common phenomenon seriously affecting people’s lives and travel, traditional public transport system can not meet people’s needs. At this time, urban rail transit came into being, its large volume, speed, time, and many other advantages, a major focus of the development of urban construction. UMT appears to alleviate traffic problems at the same time, improve the accessibility of the surrounding area, but also the nature of changes in land use, land development to enhance strength, promote regional economic prosperity. This is true, urban rail transit on property values surrounding the role has greatly improved.How to study the impact of qualitative and urban rail transport on the real estate value of the object of attention of scholars quantitatively. Research on this issue there are two categories, one-time effect studied, namely to study the same object at different points in time impact on; Another is to study the spatial effects, ie in the same upon a time, the type of object impact study. The main spatial effect of this article. Study of the problem, there are three main models:Transportation cost model, linear expenditure system function model and hedonic price model, we use hedonic price model research.This article is based on the impact of Chengdu Metro Line2on the surrounding residential value for research. And finally quantified its impact on the relationship, the following conclusions:Under other factors remain unchanged, in the subway on the sphere of influence of the surrounding residential, residential distance from the subway station every100meters and the house prices fell0.43%; each additional500meters, the house prices fell2.17%; if increasing distance1000meters, then house prices will fall4.39percent; If the distance increases2000meters, the house prices fell8.98%; in Chengdu Metro Line2from the nearest station distance of2500meters for residential, at the boundary of the affected area their prices are at subway stations than at lower13.77%residential.
