Research Capitalization Rate Calculation Method Of The Marine Aquaculture

The capitalization rate of Marine use makes a great influence on price assessment. Research the method about measuring capitalization rate have an important theoretical and practical significant in reduce the dispute of assessment of price, improve the credibility of assessment about the right of use Marine and enhance market reasonable and orderly of the right to Marine use. In the right of present situation that Marine aquaculture take a big part of Marine fishery, this paper base on the research of the capitalization rate about fisheries’maritime access and determine the capitalization rate of Marine aquaculture. At first, research the theory and estimate the connotation of the right to use Marine of capitalization rate. Then, based on the connotation and composition of capitalization in maritime accessing, combine with the theory of risk rate and the method about determining the capitalization rate to choose the capitalization rate in evaluation area usage right by the Marine fishery as research object.Secondly, with the risk-free rate were objectively and accessible easily, the risk were subjective tendency seriously, based on the date from2009to2013which comes from china’s maritime access report, use SPSS statistical analysis software, Correlation Analysis and Principal component analysis to determine the impact of the interest rate risk factors.Thirdly, AHP and variation coefficient method were combined to determine the weight of each index, and fix the classical asset valuation model to establish the maritime access models in Marine fishery.Research shows that the annual average water temperature, depth, water quality level, the inflation rate, the quality of marine organisms, the frequency of natural disasters, distance from shore, the added value of fishery production and social investment environment were the factors which made a significance influence to sea fisheries’ maritime access rate. The model about multiple linear regression can work out more reasonable capitalization rate of marine aquaculture.
