At present, China is moving forward with urbanization actively. But the house prices arebecoming higher and higher. It’s becoming a large restriction of urbanization. Our country isstepping up efforts to solve the housing problem in order to control the healthy developmentof the real estate industry. The construction of affordable housing attracts people’s mostattention. However, it’s hard to promote the healthy development of affordable housing if wedon’t have a lot of money supporting for a long time. The financing tools and channels used inthe affordable housing are less in our country now. Expanding the financing channels is thetop priority in order to advance the construction of affordable housing.And bank’s financial product is the other thing which is developing very quickly attractsmost people’s attention. The investment consciousness of residents is strengthened graduallywith the growing of resident’s wealth. And bank’s financial product is the most favorite. Butthe financial products offered by banks have serious homogenization. And many of them areall using pool management. The product design is becoming more and more complex, and therisk is becoming bigger and bigger. On the contrary, a financial product with clear investmentdirection and controlled returns can meet the demand of common people.REITs are new type of financial products. It has great advantage in financing of realestate. And it develops very well in many areas of the world. However, it has great troublefinancing in our country because of the imperfect of our relevant laws and regulations and taxsystem and so on. In view of our country’s financing difficulty in affordable housing and theserious homogenization in our financial products, and on the basis of REITs advantage, thispaper will design a new financial product to take part in the construction of affordablehousing. It can take advantage of the strength of commercial banks. This paper describes thedesign, risk prevention and the specific application of this financial product in detail. And thispaper clarifies the responsibilities of the bank. In addition, it formulates relevant systems toprotect the rights of the investors. I think this product can not only enrich the financingchannels and improve the financing efficiency, but also can enrich our country’s financialproducts to meet the residents’ great demand.
