Abstract/Summary:
With the development of the construction industry, the general contracting model hasbeen being favored in international project contracting market, especially the high-end marketwith the advantages of integrating design with construction, effectively shorteningconstruction cycle and saving investment. As the general contracting mode in our country hasa late starter, our general contractors are weak in general contracting management. It is mainlyreflected in strained relations between general contractor and subcontractor which leads to themode works not well. The general contractors are in urgent need of a new projectmanagement mode to solve the problem.It has been proved by practice that partnering management mode can effectively improvethe cooperative relationship among all parties and ultimately realize mutual benefit. Thegeneral contractors can solve their own problems in practice by the application of Partnering.On that basis, this paper studies the implementation process of Partnering of generalcontractor, and mainly dissects three key problems: subcontractor selection, profit allocationand conflict resolving.The foundation of implementation of Partnering for general contractor is to selectsubcontractors. This paper chooses17evaluation indexes of subcontractor selection throughanalyzing the requirements of general contractor to subcontractors, considering the features ofPartnering and the predecessor research results. Then to choose subcontractors, non-structuralfuzzy decision method is introduced. An actual case is used to prove its feasibility. The mainimpulse for Partnering implementation is from the reasonable profit allocation. This paperestablishes distribution model of common profit between general contractor and subcontractorbase on the analysis of constitution of the interests in Partnering. Then the optimal allocationratio and the optimal effort level for general contractor and subcontractors are deduced. Thetimely conflict resolution in practice can guarantee the successful implementation ofPartnering. This paper establishes quick reconciliation model which consists of ascendingconflict resolving system and conflict mapping system. Through analyzing those problemsthis paper provide the reference to general contractors who implement Partnering, at the sametime, contributes to the improvement of implementation of Partnering in our country, then topromote project management and enhance the market competitiveness.
