The Research Of Investment And Financing Mode Of Our Affordable Housing

Affordable housing as an important people’s livelihood government-subsidized housingprojects, has received strong support from the government. China will strive to complete the36million units of affordable housing, coverage up to about20%of the housing market, andbasically solve the urban middle and low income family housing difficulties at the end of“Twelfth Five-Year Plan “. Currently, as of November2011,10million units of affordablehousing have all been started, and achieve the objectives and tasks at the beginning of thisyear. However, a serious shortage of funds is the main bottlenecks in the construction anddevelopment of our country affordable housing. Improve the investment and financingmechanism of affordable housing construction is a serious problem to actively promote theconstruction of our country’s affordable housing.At first, this paper analyzes the significance which construct affordable housing anddevelop investment and financing modes of the affordable housing. In view of the presentsituation of the financing mode of China’s affordable housing, I analyze existing problems offinancing mode in affordable housing. In combination with the basic aim of affordablehousing’s construction of China, I analyze capital demand, money supply and existingfunding gap phenomenon of the construction of affordable housing. In the basis ofsummarized the successful experience and failure lesson of financing mode of abroadaffordable housing, I proposed measures to improve financing pattern of our country’saffordable housing. On one hand, develop the financing channels including insurance funds,real estate investment trust, build-transfer protocol, local government bond financing mode,and overcome the policy financing channels which exist in our country by expand thefinancing channels of affordable housing, on the other hand, perfect the financing mode ofaffordable housing by the establishment of control mechanism and supervision system in themarket financing channel. The research has certain reference significance to promotefinancing of affordable housing’s construction.
