With the rapid development of the real estate market, commercial housing for the book has been widely used in the commercial housing transactions. Commercial housing subscription book is the sale of commercial housing, both parties involved in the signing of the formal contracts of sale, in order to ensure that a document signed by both the victory of the housing transactions. In this paper, a case as the object of analysis, effect nature, the commercial housing subscription agreement and violation of commercial housing subscription book liability were discussed, so as to obtain the analysis conclusion of the case study, some enlightenment to our country’s subscription book and booking system. According to the needs, this paper is divided into four parts, the main contents are as follows.The first part leads a case and sums up the focus of controversy of the case. The case comprises a case and case introduction, mainly introduces the basic situation of the case facts and the trial process. The focus of this controversy is how the nature of the "subscription agreement" qualitative problem. The book should be defined as the effective of precontract for commercial housing, the defendant shall bear the compensation the plaintiff loss and return the plaintiff to pay the purchase, and double the deposit.
